For Landowners in Dhaka

Your Land. Our Development.
One Transparent Partnership.

If you own land in Dhaka and want it developed without carrying the construction risk yourself, we structure a joint venture where the numbers, the drawings and the schedule stay open to you from day one.

Why It Matters

Land is the hardest part. You already have it.

Most landowners lose value in one of two ways — signing a development agreement they never fully understood, or waiting years while a builder without engineering depth learns on their plot. We do neither.

Edge Construction & Consultancy begins every landowner partnership the same way: verify the land, verify what the authority will actually allow on it, then put a costed, dated plan in front of you before anything is signed.

  • Free, no-obligation feasibility on your plot
  • Written share ratio & signing money
  • RAJUK approval process managed end to end
  • Your floors and unit numbers named in the deed
  • Milestone schedule you can hold us to
  • Registration, connections & full documentation

What You Get

Everything Handled, Nothing Hidden

Free Feasibility Study

Setback and FAR analysis, a buildable-area study and an honest cost and sales projection for your specific plot — before any agreement.

A written share ratio, signing money and delivery schedule, explained line by line. No verbal promises.

Approvals Handled

RAJUK / authority drawings, submissions and follow-up managed by our team, with copies of every document sent to you.

Your Units, Named

Your share written into the agreement as specific floors and unit numbers — never as an "equivalent share" decided later.

Documented Handover

Your share handed over registered, connected and warranted — an asset you can move into, let or sell with confidence.

How It Works

Four Steps, No Surprises

01

Share Your Land Details

Send the plot size, location and ownership papers. A first conversation costs nothing and commits you to nothing.

02

Feasibility Study

We survey the plot and model what can legally and profitably be built on it, then show you the numbers.

03

Proposal & Agreement

You receive a written proposal — share ratio, schedule, specification — and we refine it together before signing.

04

Build & Handover

Construction runs under our own engineers, with your units handed over on the agreed date, registered and fully documented.

Talk to Our Team

What plot sizes do you take on?

We work on plots from around 3 katha upwards in Dhaka and the surrounding areas. Smaller plots are considered when the location and access support a viable design — the feasibility study tells us honestly either way.

How is the share ratio decided?

It follows from the land value, the buildable area allowed by the authority, and the construction cost the design requires. Because we show you the feasibility numbers first, the ratio is a conclusion you can check — not a figure handed to you.

Who pays for the approvals?

Design, submission and approval costs sit with us under a standard joint venture, and every document is copied to you as it is issued.

How long does a project take?

A typical residential building runs 24–36 months from approval to handover, depending on height and basement levels. Your agreement carries the specific dated milestones for your project.

Send Us Your Plot Details.

Plot size, location and a photo is enough to start. We will come back with what your land can carry — and what it is worth building.
