Ask five developers what apartment price per square feet in Dhaka should be and you will get five answers, all defensible and all incomplete. A per-square-foot rate is a summary of decisions made long before the price list was printed — where the land is, what the developer paid for it, how efficiently the floor was planned, and what is actually screwed to the walls. Here is how that number is built, and what makes yours move.

Land Is Usually More Than Half the Price

In prime Dhaka, the land under an apartment routinely costs more than the building on top of it. That is why the same specification sells for very different rates in Gulshan, Bashundhara and Mirpur — you are buying a share of a plot as much as a set of rooms. When a rate looks unusually low for an address, the land cost is the first place to look for the explanation.

Carpet Area Versus the Number on the Price List

Most quoted areas in Bangladesh are saleable areas: your apartment plus a share of the stairs, lifts, lobbies and walls. A building with a generous lobby and three lifts spreads more common area across fewer units, so its usable percentage drops. Two flats quoted at 1,800 sft can differ by well over a hundred square feet of floor you can actually furnish. Ask for the carpet area in writing and compare that instead.

What Sits Inside the Rate

  • Land: acquisition price or the landowner's share under a joint venture.
  • Approvals: RAJUK sanction, utility applications and professional fees.
  • Structure: foundation type, RCC frame, and the storey count the plot supports.
  • Services: lifts, generator, substation, fire protection, pumps and plumbing.
  • Finishes: floors, doors, windows, kitchen and sanitary ware — the widest-swinging item.
  • Parking, common facilities and the developer's own cost of holding the project.

Floor, Facing and Corner Position

Inside a single building the rate is rarely flat. Higher floors sell for more because of light, air and noise; corner units carry a premium because they have windows on two sides; a south-facing living room in Dhaka is worth paying for, and everyone here knows it. A price list that is identical from floor two to floor twelve usually means the differences have been averaged into the middle rather than removed.

Specification Is Where the Rate Really Moves

Two buildings with identical structures can differ substantially once the finishes are chosen. Local versus imported tiles, standard versus premium sanitary ware, aluminium versus uPVC windows, a basic lift versus a branded one with a service contract behind it. These choices decide both the price and how the apartment feels in year eight, which is why we publish the specification alongside the rate rather than after booking.

How to Compare Two Offers Honestly

Put the two price lists side by side and normalise them: carpet area rather than saleable area, the same floor level, parking counted separately, registration and utility costs stated rather than assumed, and the handover date written into the agreement rather than promised on a phone call. Once those five things match, the remaining gap is the real difference between the two apartments.
