A ten-storey office building on Gulshan Avenue, planned for tenants who need a whole floor and the ability to run it independently. Each floor is a single 2,400 sft plate with its own meters, its own toilets and its own AC plant, so a tenant can move in, fit out and leave without ever touching a neighbour's services.
The ground and first floors are showroom space with direct frontage to the avenue; everything above is reached through a separate office lobby and lift core.
A narrow Gulshan Avenue frontage had to carry showroom visibility, office lobby access and a service entrance without any of the three interfering with the others.
We pushed the service entrance to the rear lane, kept the avenue frontage entirely for retail glazing, and placed the office lobby on the side elevation with its own dedicated lift core.
Retail, office and service traffic never cross. The building was fully let within four months of handover.
