Eighteen apartments in Mirpur DOHS, sized and priced for first-time buyers who still want a proper three-bedroom home rather than a compromise. The smallest unit is 1,250 sft and still carries three bedrooms, two bathrooms and a separate dining space.
The building was designed to keep the service charge low: a single lift bank, one generator sized correctly rather than generously, and rooftop solar for the common areas.
Building an affordable apartment without it feeling like one — the budget left no room for the usual trick of adding size to compensate for a poor plan.
We spent the design time on circulation instead: no corridor longer than four metres inside any unit, every bedroom reaching a window wall, and the kitchen placed so it serves the dining space without opening onto the living room.
All eighteen apartments sold off-plan, and the monthly service charge is among the lowest of any lift-served building in the area.
