Twenty-two apartments in Uttara Sector 11, with the living rooms and master bedrooms of every unit turned towards the lake. The building steps back above the eighth floor so the upper apartments gain terraces rather than losing the view to the block behind.
A two-level basement holds parking for every apartment plus visitor spaces, which on a plot this size is the difference between a car space and a car park on the street.
The water table in Sector 11 sits close to the surface, and a two-level basement on a 7.5 katha plot left almost no working room between the excavation and the neighbouring buildings.
We used a secant pile wall as both retention and permanent basement wall, dewatered in monitored stages and instrumented the neighbouring foundations throughout the dig.
Both basement levels were completed with no measurable settlement next door, and every apartment has a dedicated parking space.
